As your local Sherwood plumber, we see water heaters every day—older tanks that are just about done, newer units that need a little care, and families ready to upgrade to tankless hot water. Our goal is to create Plumbing Happiness by giving you clear options, clean work, and a water heater that fits your home.
Our team includes father–daughter plumbers Ryan and Emma, journeyman plumbers Peter and Garson, and apprentices Zach and Brad. We treat your home like our own, from protecting floors to hauling away the old tank when we’re done.
Water Heater Services We Offer
From quick repairs to full replacements, we help you get reliable hot water with the right system for your home.
- Standard tank water heater replacement – swap out old tanks with properly sized and installed new units.
- Tankless water heater installation – high-efficiency, endless hot water options when your home and gas line are a good fit.
- Water heater repair & troubleshooting – thermostats, pilot issues, leaks, and performance problems.
- Code & safety upgrades – seismic strapping, venting, pans, drains, and other code-required details.
- Planning ahead replacements – replacing older heaters on your terms instead of during an emergency leak.
Is It Time to Replace Your Water Heater?
Not every issue means you need a new tank, but these signs often mean it’s time to start planning.
- Your water heater is 10–12+ years old and hasn’t been serviced.
- You see rusty or discolored water when you first turn on the hot.
- The tank is leaking or you see water around the base.
- Hot water runs out much faster than it used to.
- You hear rumbling, popping, or banging from the tank when it’s heating.
If you’re not sure, we can take a look, explain what we see, and help you decide whether a repair still makes sense or it’s smarter to invest in a new heater.
Tank vs. Tankless: What’s Right for Your Home?
There’s no one-size-fits-all answer. We’ll help you choose based on your home, budget, and how you use hot water.
Standard Tank Water Heaters
- Usually lower upfront cost.
- Simple design and straightforward maintenance.
- Good choice if your existing setup works well and you just need a replacement.
- Ideal when gas line, venting, or electrical upgrades aren’t practical right now.
Tankless Water Heaters
- Endless hot water when sized and installed correctly.
- Can save space and improve efficiency.
- Great for households with higher or staggered hot water use.
- May require gas, venting, or electrical upgrades; we’ll tell you what’s needed up front.
We’ll look at your current heater, gas or electrical setup, and how your family uses hot water. Then we’ll walk you through the pros and cons of each option so you can choose what makes sense for your home.

Service Area & Water Heater FAQs
Based in Sherwood, we serve homeowners and small businesses across the southwest Portland metro.
We regularly work in Sherwood, Tualatin, Tigard, Newberg, Wilsonville, Beaverton, and nearby communities. If you’re just outside that area, reach out and we’ll let you know if we can help.
Do you repair water heaters or only replace them?
We do both. In many cases, a repair or maintenance visit can extend the life of your existing heater. When a tank is leaking or very old, we’ll explain why replacement may be the better investment and help you plan the timing.
Can you help in an emergency if I have no hot water?
We’re not a 24/7 emergency company, but we can sometimes offer same-day visits for no-hot-water calls if our schedule allows. Call our office and we’ll let you know the soonest we can get someone out and how to shut things down safely if needed.
Will you haul away my old water heater?
Yes. When we install a new water heater, we remove and dispose of the old tank as part of the job unless you’d like to keep it for another purpose. We leave the area clean and ready to go.
How do I get started?
The easiest way to get started is to contact us online with a few details about your water heater (age, tank size, gas or electric) or give us a call at (503) 624-9309. We’ll guide you from there.
